There are only a few first steps necessary to prepare you for the purchase and installation of your new dream home. First, you need to locate a lot. You can do this in several ways. If you are purchasing a manufactured home, you can rent an existing vacant lot, or if you wish to own your own lot, you can work with a licensed agent to purchase a land lot. The next step is to line up the financing you need. Once you are approved for financing, you can purchase the home. The site you choose must be zoned for installation of a manufactured or single family home and designated by zoning as residential. Each locality has additional zoning laws that discuss setbacks, garages, and other improvements such as installation of fencing. You also want to make sure that the lot you purchase is not on a designated New York State DEC wetland. Finally, you want to inquire as to whether the lot has water, sewer, gas electric, and internet cable connections available at the road front. Even if the lot you pick does not have electric, water, sewer or gas, you can contract to install a propane generator and solar, dig a well for water supply, install a septic system to manage black and brown water discharge, and have a propane tank and connection made by a propane delivery company.
